Home OwnersIf you are thinking about selling your Bastrop home before too long or really at any time in the future, you will need to make sure you aren’t doing anything that might negatively affect the market value of your home. There are many things that can have an impact on your value and some of them you might not realize.

Deferred Maintenance
This can have a big impact if you ignore things for too long. You put off taking care of simple things in an effort to save money or time and those small things can really add up over time. PaperworkWhen you buy your Bastrop home, you will sign LOTS of paperwork at closing. Your closing agent should explain it all to you during the closing appointment but there will likely be quite a stack by the time you are finished. Do you need to keep it all or can you get rid of some things? Here are the things you should definitely keep.

  •          Keep a copy of the contract and any addendums or amendments you signed regarding the property. These don’t have to be originals but should be the final copies with the signature of all parties. If you signed anything electronically, you were likely emailed an executed copy once it was finalized making this easier to keep on hand.
  •          Keep a copy of your mortgage documents on hand as well. You may want to

summer landscapingWhen the extremely warm weather hits this time of year, you may feel like you want to give up on your landscaping as it gets harder and harder to keep it alive and looking healthy. If keeping the yard and landscaping of your Bastrop home growing strong this time of year is important to you, you will likely need to put some extra effort into making it beautiful.

One of the worst things you can do to cause damage to your lawn is to cut it too short. This causes stress to your grass and makes it harder for it to withstand the hot temperatures and dry climate. So raise the blades on your lawn mower and give your grass a better chance to resist the impacts of the heat.

If you are watering your lawn and landscaping, make sure you aren’t breaking any
