How Much Land Do You Need to Build a House?

  •         How much land do you want?
  •         Do you want trees or open land?
  •         Do you want water on the land?
  •         Do you want flat land or varied terrain?
  •         Do you want extra land to ensure your privacy or just enough land to build your house?
  •         Do you plan to build in a subdivision or outside of a developed area?
  •         Do you have other plans for your land such as gardening or space for a pool?

This is a lot of questions. Some of them will be determined by your personal preference while others will be decided by restrictions on the land in the area you plan to build in. Start by consulting with your trusted real estate agent to discuss what you are looking for and what the options are in your area. They will be able to help you determine how easy it will be to find what you are looking for and if your budget is realistic.

After you and your agent talk about what you are looking for, they will work with you to find any information you need about the land you are looking for. Each county and city has different requirements about the sizes of lots and what can be subdivided and the size of properties that can be built on different parcels.

You will also need to consider if the property will require a well and septic tank or be hooked up to public water and sewer. Some parcels of land may not be suitable for wells and septic tanks or in a location where you can tap into public utilities. You will want to know what is required of any land that you are interested in and have time to investigate it before you close on it to make sure it will meet your needs. Land that doesn’t perc for a septic system or doesn’t meet the other criteria you are looking for isn’t a good investment.

Beyond your local zoning requirements that put limitations on land use, if you are purchasing land in an area with an HOA, there may be additional requirements put in place by an HOA. These can include the minimum or maximum size of a house, the materials you may use in your home, how close your home can be to your neighbors and many more stipulations.
