Prepare Your Home for Its First Showing

Showing your homeOnce your Bastrop home is listed for sale, you will be anxiously waiting for your phone to ring telling you someone wants to view your home. The only way to sell your home is for people to come look at it and you definitely want to make an amazing first impression when buyers are viewing your home. What are the key components to ensure your home shows well and you aren’t turning buyers off without realizing it?

  •  Start with cleaning your home. This is the time to pull out all the stops and not skip the corners, under the beds or hide things in the closets. Serious buyers will open every closet and cabinet and peer into every sink and toilet. They are looking to see if you take care of your home and what they see will make an impression – good or bad. Take the time to eliminate clutter, deep clean all areas and make your home look magazine ready.
  • Have a plan (and a backup plan) for where all the people (and pets) that live in your home will go during showings. Buyers will take more time to view your home giving them a greater chance of falling in love with it if they are alone. Pets and children can be distractions and you will likely just make buyers uncomfortable causing them to hurry.
  • Spend some time in your yard making it look perfect. Leaves and broken limbs should be removed. Trees and bushes should be neatly trimmed as well as the grass. Depending on the weather, the grass may be dead but it can still look neat even if it’s dead. Add some color outside if you can but don’t use anything fake. Head to your local garden store and find something colorful that is in season and will catch the attention of your visitors.
  • Spend some time with your agent or a staging professional to prepare your home for buyers. Every home is different and your home may not need a lot of staging but a few small things can go a long way to making your home look inviting to buyers. It’s easy to get used to your home and not see its flaws when you live in it every day. A fresh set of eyes will help you prepare it for all of the eyes that will be coming.

These four steps will ensure your home is ready for buyers to visit. Hopefully, your hard work will pay off and maybe your first showing will be your only showing and you will be on your way to your new home.
